How a roof leak investigation works in Willesborough
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. We survey rooflights and dormers, slate and tile slopes and chimney stacks, and the problems we are asked to look at most are water that shows only in certain storms and stains around a skylight.
Around Willesborough, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later.

How the survey changes by roof type
Chimney stacks
We look at the outside of the stack and the breast inside, and it is not a flue or gas safety check.
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
What affects the price in Willesborough
To price your survey, we look at:
- Which survey package you book
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
- If the survey needs thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
A little information up front helps. Please include:
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email.
What we do, step by step
The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Parking around Willesborough is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors
- Keep pets in another room

What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Willesborough questions
Is Willesborough within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is Willesborough in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Why does not the damp patch line up with the hole?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
Can you always find the source?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.

What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether rotten timbers meet design loads
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof leak investigations in Willesborough: local notes
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in. Historic houses such as Godinton House, about 3.1 miles north-west, show how far back building in the area around Willesborough goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Willesborough Junior School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark such as Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Ashford International station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
