Roof leak investigation in Hythe
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We’re often asked to look into leaks at a dormer or roof window and water through the ceiling under a flat roof, across flat roof details, valleys and parapet gutters and chimney stacks.
Many homes around Hythe have been extended, often with flat roofs or dormers, and where an extension meets the house is a common leak point. Flashings, upstands and the edges of flat roofs are checked alongside the main roof. The stain inside is often some way from where water gets in, particularly around extensions.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlords, agents and block managers in Hythe
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when booking and we will plan the visit with that in mind.
What a survey costs
Prices always include VAT. The things that change the price are:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- Roof area
- The use of thermal imaging or a drone
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Booking your survey
A little information up front helps. It helps to include:
- Photos of the roof, taken safely from the ground or a window
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Anything about access we should know
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
What we look for on each type of roof
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe vantage point.
Hythe roofs and the weather
The coast is about 1 mile or less from Hythe, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.
If you own one of the older houses in the streets near Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Historic houses such as Westenhanger Castle, about 2.7 miles north-west, show how far back building around Hythe goes. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters. Landlords with a home close to Sandling station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Hythe is about 4 miles west of Folkestone, in Kent. Hythe is one of many places we visit across Kent, for houses, flats and commercial buildings. Hythe is one of the towns and villages in Kent we cover for roof leak investigations. We also survey roofs in Canterbury.
Surveys in CT21 are booked the same way as anywhere else. We cover properties on High Street, Church Road and Station Road. You will find Hythe on the A259 and A261, which makes it straightforward to reach. If you’re just outside Hythe, we cover Saltwood (1 mile north), Sandling (1 mile north-west), Pedlinge (1 mile north-west), Palmarsh (2 miles south-west) and West Hythe (2 miles west). Within a short drive, we also cover Ashford (10 miles north-west), Canterbury (14 miles north), Dover (11 miles north-east), Folkestone (4 miles east), Tower Hamlets (10 miles north-east) and Hawkinge (4 miles north-east).
Around Hythe
In Hythe, that means homes and buildings near Oaklands Park, Red Lion Public House and Brockhill Park Performing Arts College, among other places. Hythe’s nearest station is Sandling station, roughly 1.4 miles north-west of the centre. Other landmarks nearby include Saltwood Castle (0.7 miles north) and Royal Victoria Hospital (4.1 miles east). Green spaces nearby include Tolsford Hill.
Honest limits
It’s useful to know what a survey won’t do before booking:
- Leaks from plumbing, tanks or pipework rather than the roof
- What’s under the covering or behind the plaster
- An intermittent leak that shows no trace on the day

Tips from our surveys
Small things make a difference. Some pointers:
- Mention earlier attempts to fix the leak
- Do not touch fittings that water is reaching
- Catch drips in a bucket and protect the floor
- Write down the wind direction and rain when it leaks
If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
Hythe: your questions answered
Is Hythe in the area you cover?
Yes. Our area covers London and the South East, and Hythe is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Is my home in Hythe listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Why isn’t the leak directly above the stain?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Other services in Hythe
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for a house, and longer for a large or complex roof. In Hythe, parking is rarely complicated, though it helps to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it is safe.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Gather any invoices or paperwork from past roof work
- Make sure pets are kept safely away
- Leave side gates unlocked
