Roof leak investigation in Kennington, Kent
Roof leak investigations in Kennington and the rest of Kent. Surveys run on weekdays, Saturdays and Sundays.
- Damp patches next to the stack
- Water coming in around a roof light or dormer
- Staining where a gutter or parapet meets the wall
What we can’t see
It is useful to know what a survey will not do before you book:
- Leaks that only appear in weather we cannot recreate
- Plumbing leaks that look like roof leaks
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.
What we look at
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
- Lead flashings
- The roof space
- Flat roof details
- Chimney stacks
How a roof leak investigation works in Kennington
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed drips from nail tips in a cold loft and damp on a chimney breast, we can find out what’s behind it, whatever the roof.
Around Kennington, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Signs you need a roof leak investigation in Kennington
When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Things that often lead to a survey include:
- Brown rings on upstairs ceilings
- Staining where a gutter or parapet meets the wall
- Stains around a skylight
- Damp patches next to the stack
If you live in an older home near Church of St Mary, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Questions from Kennington
How do I find out if my home in Kennington is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Kennington?
We do. A small place gets exactly the same survey as a big one.
Will you definitely find the leak?
We cannot promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
How long does a roof leak investigation take?
On site, it usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
Does the investigation include the repair?
This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Surveys for landlords and agents in Kennington
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Letting agents and landlords in Kennington book surveys as well as householders. The report gives you a dated record of the leaking roof, with photographs, which helps you plan work between tenancies.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The shape of the roof and its details
- Whether it is a home or a commercial building
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
To price your survey accurately, we’ll ask about:
- Any photos you have, taken from the ground or a window
- The style of property, from a terrace to a block
- What’s prompted the survey
- Where the property is, with the postcode
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
Roof leak investigations in Kennington: local notes
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts. Godinton House, about 2.3 miles west, is one of the historic houses in the wider area around Kennington. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near County Square, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you look after a building such as Kennington Church of England Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How it works
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In a smaller place like Kennington, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- You receive a written report with photos showing the likely source and what needs attention.
