Flat roof survey in Bockhanger: what you get
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. If you’ve noticed a sagging deck under the covering and failed upstands where the roof meets a wall, a survey will tell you what’s going on, on felt flat roofs, GRP fibreglass and mastic asphalt alike.
Outbuildings, garden rooms and garages in places like Bockhanger frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Homes around Bockhanger often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Leave a clear route to the loft
- For a flat or shared roof, check access with whoever owns or manages the building
- Keep pets in another room

Advice
Useful tips for Bockhanger property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Plan a survey before the covering reaches the end of its usual life
- Ask contractors to protect the roof if they work on it
- Keep records of when the roof was laid and what work has been done
- Check new fixings through the roof are properly sealed
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
Roof by roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Bockhanger questions
Is my home in Bockhanger listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Bockhanger?
We do. Villages and rural addresses get the same survey as a town house.
What happens after the survey?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you look in the loft space?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Signs you need a flat roof survey in Bockhanger
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
We are often asked to look at:
- Standing water left after rain
- Leaks around rooflights
- A sagging deck under the covering
- Gaps at upstands and abutments
If you run a hotel or guest house in or near Bockhanger, a roof problem can mean rooms out of use.
