Why it’s worth a survey now in Kennington

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Around Kennington, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Pre-purchase roof survey in Kennington: what you get

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. Our survey picks it out, with photos that show you exactly where. Each finding is explained in plain words, so it’s clear what it means for your purchase. We survey clay and concrete tiles, flat-roofed extensions and dormers and lead flashings and valleys, and the problems we’re asked to look at most are a ridge or slope that dips and patch repairs that may hide an ongoing problem.

Smaller places like Kennington frequently have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Kennington. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Chimney stacks

Pre-purchase roof surveys in Kennington: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Godinton House lies about 2.3 miles west, so building around Kennington goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Take an older house close to Church of St Mary: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Common roof problems in Kennington

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Gaps where slates or tiles have come loose
  • Ponding, blisters or splits on a flat roof
  • Worn or lifted lead flashings
  • Bitumen or mortar used in place of proper repairs

For landlords with property near Ashford International station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask who repairs the roof under the lease
  • Don’t leave it until just before exchange
  • Ask whether there are papers for past roof work
  • Ask when the roof was last worked on

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Kennington: your questions answered

Does a conservation area affect roof work in Kennington?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Kennington in the area you cover?

Yes, Kennington is one of the places we work. The survey and report are the same in Kennington as anywhere else.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How do I book a survey in Kennington?

Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or use the contact form.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Kennington, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Find any records of previous roof work
  • If you’re buying, let the agent know when we’re coming

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
