Thermal imaging roof survey in Kennington, Kent
Thermal roof surveys across Kennington, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Areas of a flat roof that may hold water
- Stains that keep coming back
- Moisture around outlets and upstands
What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface
- The condition of timbers we cannot see

Thermal roof survey in Kennington
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We survey ceilings below the roof, loft conversions and commercial roofs, and common reasons people get in touch are areas losing heat at the eaves and junctions and possible trapped moisture under a flat roof covering.
Around Kennington, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.
After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
How it works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours at most homes, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Kennington, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- Clear the way to the loft hatch
- Make sure pets are kept safely away
- Gather any invoices or paperwork from past roof work

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Note where damp appears and after what weather
- Clear leaves from outlets and gutters each autumn
- File the images with your roof records
- Remember the conditions on the day affect the results
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
Kennington questions
Is Kennington within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is Kennington in the area you cover?
Yes, Kennington is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Does thermal imaging detect leaks directly?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.
Can you do a thermal survey in any weather?
The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Thermal roof surveys in Kennington: local notes
Kennington has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. With Godinton House about 2.3 miles west, Kennington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Hotels and guest houses near Kennington can’t easily close rooms for a leak, so it pays to find faults before guests do. If you look after a building such as Kennington Church of England Academy, a view from above covers a wide roof far faster than walking it. If you run a business near County Square, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

Leave it or get it looked at?
For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Homes in smaller places like Kennington can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
