Pre-purchase roof surveys for homes and businesses in Potters Corner

A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. Typical surveys look at flashings that have lifted or split and sagging ridge lines or uneven roof slopes, on flat-roofed extensions and dormers, clay and concrete tiles and the roof space.

For a small place like Potters Corner, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What a pre-purchase roof survey looks like in Potters Corner

Godinton House, about 1.2 miles south-west, is one of the historic houses in the wider area around Potters Corner. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of Ashford International station, a written report helps before buying a rental or paying for a new roof on one.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. Just let us know:

  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • The style of property, from a terrace to a block

When you’re ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.

Potters Corner questions

Will you come out to Potters Corner?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Potters Corner is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Potters Corner often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Make sure we can get to the back of the property
  • If you are buying, let the agent know when we’re coming

Arrange a survey

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

Advice

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Arrange the survey as soon as your offer is agreed
  • Find out whether the roof has been replaced or patched
  • Give your solicitor a copy of the report
  • Request records of any re-roofing

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

What we look for on each type of roof

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’.

Landlord and commercial surveys in Potters Corner

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
