Independent roof surveys in Sevington

What a roof survey looks like in Sevington

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Ashford International station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Willesborough Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

Roof survey in Sevington: what you get

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey lead flashings, clay and concrete tiles and flat roofs, and common reasons people get in touch are flashings that have come away from the wall and leaning or weathered chimney stacks.

Somewhere as small as Sevington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Sevington can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed

Advice

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What a survey costs

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.

What we’re asked to look at in Sevington

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Here are some of the things we see frequently:

  • Leaking gutter joints and downpipes
  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys
  • Loose ridge or hip tiles

Shop and office owners around Ashford Designer Outlet may find that a dated report on the roof is useful for planning and for any lease discussions.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the survey will not cover
  • What exactly goes into their report

Questions from Sevington

Does a conservation area affect roof work in Sevington?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

I let a flat near Ashford International station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details.

What insurance do you have?

Our cover is professional indemnity plus public liability.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
