Electronic leak detection near Sevington

How electronic leak detection works in Sevington

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a report with photos of each breach found. We survey commercial flat roofs, flat roof membranes and roof terraces and balconies, and common reasons people get in touch are new roofs to check before paving or planting and leaking laps in the waterproofing.

Flat roofs on exposed homes in small places like Sevington take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What electronic leak detection doesn’t cover

It’s useful to know what a survey will not do before booking:

  • Moisture spread under the membrane
  • Sections we cannot safely access
  • Fixing the holes we find

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Sevington: your questions answered

How do I find out if my home in Sevington is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover Sevington?

We do. Every survey there gets the same written report with photographs.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. You will know which method we plan to use before we start.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Sevington can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

How to prepare

Advice

Flat and commercial roofs around Sevington

Historic houses like Godinton House, about 3.9 miles north-west, show how far back building in the area around Sevington goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you let a flat or house near Ashford International station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Willesborough Junior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

How we price electronic leak detection

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • The height of the building and how the roof can be seen safely
  • Roof area
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Booking your survey

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof

We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Roof by roof

Bituminous membranes

Many flat roofs use bitumen-based membranes. The build-up decides which method will work.

Inverted and paved roofs

We’ll tell you if your inverted or paved roof isn’t suitable.

Why get it checked now?

Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. Where a roof is exposed, as many are in small places like Sevington, driving rain gets into any weakness, and damp in older walls is slow to dry out.

To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.
