Roof survey in Wootton

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you are worried about slipped, cracked or missing slates and tiles and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.

Somewhere as small as Wootton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The size of the roof

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. We’ll confirm the figure before booking.

What we need to know

We will normally ask about:

  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • What made you get in touch

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Questions from Wootton

Do you cover smaller places like Wootton?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs for landlords with property near Shepherds Well station?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. We do not provide structural calculations.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Wootton homes and their roofs

The wider area around Wootton has a long history of building, with Acrise Place about 3.3 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs.

Useful tips for Wootton property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Stay off ladders and the roof
  • Make sure we can open the loft hatch

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Common roof problems in Wootton

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Typical things we’re asked to look at include:

  • Leaking gutter joints and downpipes
  • Loose chimney pots
  • Water stains on rafters and ceiling joists
  • Standing water on a flat roof

If you let a flat or house near Shepherds Well station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Honest limits

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • Asbestos testing of any kind
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings

The survey, step by step

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take between one and two hours for most houses, or half a day or so for a commercial building. In a small place like Wootton, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Mention any parking restrictions on your street
  • Leave a clear route to the loft

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or drop us an email.
