How a roof survey works in Denton

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. We are frequently asked to look into lifted, split or missing lead flashings and condensation or damp timbers in the loft, across the roof space, lead flashings and chimney stacks.

In a small place like Denton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Signs you need a roof survey in Denton

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

It’s worth booking a survey if you’ve seen:

  • Gaps in the roof where coverings have gone
  • Debris building up in roof valleys
  • Ponding, splits or blisters on flat roofs
  • Flashings that have come away from the wall

Take an older house close to Church of St Mary Magdalene: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report
  • Is VAT included in the price?

What to expect from a roof survey

When you need someone else

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What we check

  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Denton, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • Leave side gates unlocked

Denton: your questions answered

How do I find out if my home in Denton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Denton within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How we price roof surveys

We confirm the price for the job before you book. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

What we need to know

These details help when you get in touch:

  • Your timetable, like an exchange date
  • What made you get in touch
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Landlord and commercial surveys in Denton

Roof surveys in Denton: local notes

Historic houses like Acrise Place, about 3.4 miles south-west, show how far back building in the area around Denton goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Living close to Jumping Downs is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Shepherds Well station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
