Roofs, chimneys and gutters in Heart's Delight

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Acrise Place lies about 4.4 miles south, so building around Heart's Delight goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take a building like Barham Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Roof survey in Heart's Delight

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Typical surveys look at crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain, on natural slate, chimney stacks and flat roofs.

Some older homes in villages like Heart's Delight are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Heart's Delight

By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Older and listed buildings around Heart's Delight may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How we price roof surveys

Prices vary from roof to roof, and it comes down to:

  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey

Booking your survey

Here’s what helps us most when you get in touch:

  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left
  • Asbestos testing of any kind

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Roofs we survey in Heart's Delight

  • The roof space
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Flat roofs
  • Ridges, hips and valleys

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Heart's Delight

I let a flat near Snowdown station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Heart's Delight?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

How do I arrange a roof survey in Heart's Delight?

It’s easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll suggest the right survey. Surveys run on weekdays, Saturdays and Sundays.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me how long my roof will last?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Different roofs, different checks

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

What we do, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Heart's Delight can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • If you’re buying, check with the agent that we can get in

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.
