How a flat roof survey works in Heart's Delight

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We are often asked to look into a sagging deck under the covering and upstands pulling away from walls, on felt flat roofs, mastic asphalt and single-ply membranes.

Somewhere as small as Heart's Delight, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Heart's Delight: your questions answered

Is Heart's Delight within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Heart's Delight?

Yes. We cover the whole of London and South East England, and Heart's Delight is part of that. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Older cottages and farmhouses around Heart's Delight can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Why us?

  • Customer satisfaction of 98%
  • Packages from £150, with VAT included
  • An independent look at the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

The survey, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Heart's Delight can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

How we price flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, such as exchange
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is typically the easiest start: call 07833 053749 or drop us an email. The price is agreed before a date is set.

Different roofs, different checks

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What a flat roof survey looks like in Heart's Delight

The wider area around Heart's Delight has a long history of building, with Acrise Place about 4.4 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Barham Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as Church of St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Snowdown station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep people off the roof unless they need to be there
  • Keep clear of rooflights and fragile roof sheets
  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
