Pre-purchase roof survey in Heart's Delight: what you get
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey the roof space, clay and concrete tiles and lead flashings and valleys, and common reasons people get in touch are ponding, blisters or splits on a flat roof and slipped or missing slates and tiles.
In a village or hamlet like Heart's Delight, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Different roofs, different checks
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Don’t leave it until just before exchange
- Notice patches of new decoration in top-floor rooms
- Check the lease for roof repair responsibilities
- Ask for loft access on the day
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

What we can’t see
It is a careful look at the roof, not the whole story. The main limits are:
- Asbestos testing of any kind
- The condition of the rest of the house (that is a RICS home survey)
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What this survey covers
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
- Natural slate
- Flat-roofed extensions and dormers
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a hamlet or village like Heart's Delight, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before we arrive
- Leave side gates unlocked
- Note where any stains or damp appear
- Keep pets out of the way during the survey

Why act early in Heart's Delight
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Questions from Heart's Delight
Is my home in Heart's Delight listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Heart's Delight?
Yes. We cover the whole of London and South East England, and Heart's Delight is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
How long will you be at the property?
On site, it usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
Pre-purchase roof surveys in Heart's Delight: local notes
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Acrise Place about 4.4 miles south, Heart's Delight sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

When to book a survey in Heart's Delight
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
Most people get in touch after spotting one of these:
- Flashings that have lifted or split
- Damp timbers or stains in the loft
- Sagging ridge lines or uneven roof slopes
- Slipped or missing slates and tiles
For an older house near a landmark such as Church of St John the Baptist, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book any roof surveyor
