Pre-purchase roof survey in Hawkinge: what you get

We survey roofs for buyers in Hawkinge and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or use the contact form. If you’re worried about loose pots and cracked flaunching and standing water on a flat extension roof, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Hawkinge, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What affects the price in Hawkinge

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How big the roof is
  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

A little information up front helps. It is useful to include:

  • Your timetable, like an exchange date
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

What a pre-purchase roof survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys

Why act early in Hawkinge

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Blocked gutters on homes around Hawkinge overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What you get with us

  • Photos and a written report every time
  • Independent findings on the roof’s condition
  • 98% of customers satisfied
  • Clear package prices, including VAT

Common roof problems in Hawkinge

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

A survey can pick up problems such as:

  • Slates or tiles that have slipped or gone
  • Cracked flaunching or crumbling chimney pointing
  • Gutters choked with leaves and moss
  • A ridge or slope that dips

If your home is one of the older ones in the streets near St Luke's, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • What the report includes, and whether it has photographs

What a good roof survey covers

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Buying a home or a new roof in Hawkinge

Hawkinge is within about 3 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Acrise Place, about 2 miles north-west, is one of the historic houses in the wider area around Hawkinge. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Folkestone West station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Common questions in Hawkinge

Is Hawkinge within the area you cover?

Yes. Hawkinge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do roofs near the sea, like those around Hawkinge, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.

What happens on the day

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like Hawkinge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photographs and recommendations before you exchange.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
