Electronic leak detection in Hawkinge

Electronic leak detection in Hawkinge: what you get

Our ELD testing covers flat roofs in Hawkinge and the rest of London and South East England. A visit usually takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a report with photographs. We survey commercial flat roofs, green roofs and roof terraces and balconies, and people most frequently book us about new membranes needing a check before handover and stains far from any visible defect.

Around a smaller place like Hawkinge, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let plenty of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes as long as needed for the roof’s area and construction, which we set out in the quote. A visit to a smaller place like Hawkinge is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Common questions in Hawkinge

Does a conservation area affect roof work in Hawkinge?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Hawkinge?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does electronic leak detection do?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Does the report include photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What affects the cost of electronic leak detection

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • The size of the roof
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

Booking your survey

If you can, have these to hand when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

Flat roofs in Hawkinge

Hawkinge lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Anyone responsible for a site like The Churchill School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Folkestone West station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Acrise Place lies about 2 miles north-west, so building around Hawkinge goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Hawkinge is about 2 miles north of Folkestone, in Kent. In Hawkinge, as across Kent, every roof gets the same careful survey. Across Kent, we cover Hawkinge. Our Canterbury page covers surveys nearby.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Why act early in Hawkinge

Cutting open a flat roof to find a leak can cause more damage. ELD aims to locate the breach first so your roofer knows where to work. Tradespeople may need to travel further to a smaller place like Hawkinge, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we look for on each type of roof

Single-ply membranes

Some single-ply membranes suit electronic testing well but it depends on the product and layers.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Let us know about the membrane and build-up if you know it
  • Avoid repeated repairs without finding the cause
  • Use boards when working on the roof
  • Don’t let outlets block

Questions about the results are welcome. We can talk you through the findings.

Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.
