DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

From the air, the outer surfaces are clear, but it can’t see inside. Where there is safe access, we look in the loft space too, since that’s where leaks and condensation often show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. We survey tall and steep roofs, chimney stacks and fragile roofs, and people most often book us about moss building up on slopes and in gutters and debris building up in hidden gutters.

In smaller places like Hawkinge, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Drone roof surveys around Hawkinge

Hawkinge is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Take a building like The Churchill School: a drone or thermal camera can show a large roof in a single visit. With Acrise Place about 2 miles north-west, the area around Hawkinge has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. If you live in an older home near St Luke's, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

What happens if roof problems are left?

Photographing a roof from the air doesn’t touch it. Nothing is cracked or dislodged by footsteps, so the survey doesn’t create new problems. In a smaller place like Hawkinge, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let neighbours know about the flight if your roof is shared
  • Keep pets indoors during the flight
  • Tell us the exact address when booking
  • Move stored items away from the hatch

The Premium Survey report comes the same day. Drone photos are included where we could fly.

Look at the roof from ground level after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

Different roofs, different checks

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. They’re all captured in close-up, as far as the flight allows.

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. Outlets and any debris around them are photographed.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Being in a smaller place like Hawkinge does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • Keep pets out of the way during the survey

Advice

Hawkinge questions

Does a conservation area affect roof work in Hawkinge?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are there drone restrictions around Hawkinge?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

What does the report include?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is Hawkinge in your area?

Yes, we do. Hawkinge is part of the area we cover, and the service is the same as everywhere else we work.
