How a drone roof survey works in Swingfield Minnis

Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. If a drone won’t help on your roof, we will say so. Every drone survey comes with a written report and close-up photographs. If you’ve noticed flashings that have come away and storm damage on steep or tall roofs, a survey will tell you what’s going on, on fragile roofs, tall and steep roofs and chimney stacks alike.

Villages like Swingfield Minnis frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • The underside of the roof (that needs an inside check)
  • Roofs and gardens beyond the one we’re surveying
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

What this survey covers

  • Large and complex roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Fragile roofs

Why act early in Swingfield Minnis

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What you get with us

Different roofs, different checks

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. Their condition is noted in the report.

Chimney stacks

The top of a stack is usually out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Questions from Swingfield Minnis

Is drone flying allowed in Swingfield Minnis?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Is Swingfield Minnis within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see each point for yourself.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Swingfield Minnis can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Leave side gates unlocked

Advice

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Airspace, weather and Swingfield Minnis roofs

Swingfield Minnis is within about 4 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Historic houses such as Acrise Place, about 1.5 miles south-west, show how far back building around Swingfield Minnis goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. For site and facilities teams at buildings such as Selsted Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.
