How a gutter survey works in Heart's Delight
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are dripping or leaking gutter joints and water backing up from a hidden gutter, across parapet and box gutters, outlets and hoppers and valley gutters.
In a village or hamlet like Heart's Delight, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Your questions about gutter surveys in Heart's Delight
I let a flat near Snowdown station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details, including who will give access on the day.
Is Heart's Delight within the area you cover?
Yes, Heart's Delight is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is a CCTV drain survey included?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
What does a gutter survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or send us an email.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Why it’s worth a survey now in Heart's Delight
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it’s guesswork from the ground. Outbuildings and barns around Heart's Delight are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

What a gutter survey looks like in Heart's Delight
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Heart's Delight has a long history of building, with Acrise Place about 4.4 miles south. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
Landlords with a home close to Snowdown station may find that a dated record of the roof is useful when planning maintenance across a let. If you own one of the older houses in the streets near Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Barham Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Include valley, parapet and box gutters when clearing
- Book gutter clearing once a year, more frequently near trees
- Watch for green marks down the brickwork
- Have overhanging branches cut back
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Blockages deep inside downpipes
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
What we check
- Valley gutters
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
- Downpipes
What we look for on each type of roof
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check the joints, brackets and falls.
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it normally takes about one to two hours at most homes, or half a day or so for a commercial building. Somewhere as small as Heart's Delight, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Clear the way to the loft hatch
- Find any records of previous roof work
- Let us know about parking near the property

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
