Flat roof survey in Barham

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. That gives you facts to raise with the seller or agent. We survey upstands and outlets, mastic asphalt and EPDM rubber, and common reasons people get in touch are damaged trims at the roof edge and blocked or damaged outlets.

Flat roofs on exposed homes in small places like Barham take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Barham

Do you cover smaller places like Barham?

Yes, Barham is on our map. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Barham?

Yes. We work right across London and the South East, and Barham is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look for standing water a day after rain
  • Note any new marks on ceilings beneath the roof
  • Note the date and type of any roof work
  • Keep clear of rooflights and fragile roof sheets

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

What affects the price in Barham

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

Booking your survey

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Why get it checked now?

A small split in a flat roof is normally a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. In a place like Barham, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Barham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Advice

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What we check

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass

Roof by roof

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Local flat roofs in Barham

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. The wider area around Barham has a long history of building, with Goodnestone Park about 3.9 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark such as Church of St John the Baptist, the joins between later flat roofs and the old walls are where problems usually start. For landlords with property near Snowdown station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Barham Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
