Need a flat roof survey in Hawkinge?

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Hawkinge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Make sure we can get to the back of the property

About our flat roof survey in Hawkinge

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a report with photos and our recommendations. If you’ve noticed splits, cracks and crazing and leaks around rooflights, we can find out what’s behind it.

Flat roofs in smaller places like Hawkinge can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Hawkinge questions

Does being near the coast affect roofs in Hawkinge?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Hawkinge is within about 3 miles of the coast.

Is my home in Hawkinge listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Is Hawkinge in your area?

Yes. We cover Hawkinge and the rest of Kent. For a price, phone 07833 053749 or drop us an email.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Flat roofs in Hawkinge

The coast is about 3 miles or less from Hawkinge, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Hawkinge has a long history of building, with Acrise Place about 2 miles north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Folkestone West station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as The Churchill School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near St Luke's, the flat roofs on later extensions tend to wear out long before the main roof.

Hawkinge is about 2 miles north of Folkestone, in Kent. From houses to flats and shops in Hawkinge, we can survey the roof. Our area takes in places right across Kent. There is also a page for Canterbury.

What affects the price in Hawkinge

Our packages start from £150, inc. VAT. The price for your roof depends on:

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

When you call or email, these details help:

Why act early in Hawkinge

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Around Hawkinge, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

How the survey changes by roof type

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering
  • A promise that the roof won’t leak in future

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.
