Flat roofs in Densole

Densole is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Densole has a long history of building, with Acrise Place about 1.2 miles north-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Luke's, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Folkestone West station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Hawkinge Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Flat roof survey in Densole: what you get

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We’re frequently asked to look into splits and cracks in the covering and failed seals around rooflight kerbs, on single-ply membranes, GRP fibreglass and mastic asphalt.

Flat roofs on exposed homes in small places like Densole take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Have the roof looked at again after a severe storm
  • Ask whoever fits equipment on the roof to make good the covering
  • Check ceilings under the roof for damp patches
  • Clear roof outlets and gutters each autumn

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How the survey changes by roof type

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Landlords, agents and block managers in Densole

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

FAQs for Densole

How do I find out if my home in Densole is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Densole, take more of a battering?

It can do. Densole is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

What a flat roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • A fixed date for when the roof will need replacing
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What our survey covers.

What we do, step by step

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Densole, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare
