How a roof survey works in Densole
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are water stains on rafters and ceiling joists and gutters that overflow in heavy rain, across ridges, hips and valleys, lead flashings and the roof space.
Somewhere as small as Densole, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later.

Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.
When you need someone else
To be straight with you, there are limits to any roof survey:
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets

Questions from Densole
Does a conservation area affect roof work in Densole?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do roofs near the sea, like those around Densole, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Do you give a life expectancy for the roof?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. In a small place like Densole, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Unlock side gates and any roof access doors
- If you’re buying, check with the agent that we can get in
- Jot down any questions you want answered

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What a roof survey looks like in Densole
The coast is about 4 miles or less from Densole, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Hawkinge Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near St Luke's, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Folkestone West station, the gap between tenancies is a good time to have the roof looked at.
