What a roof survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate

About our roof survey in Arpinge

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, the roof space and lead flashings, and the problems we are asked to look at most are leaking gutter joints and downpipes and slipped, cracked or missing slates and tiles.

Somewhere as small as Arpinge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Check the roof from ground level after storms
  • Let us know about past leaks
  • Don’t climb onto the roof yourself
  • Move stored items away from the loft hatch

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Questions from Arpinge

Do roofs near the sea, like those around Arpinge, take more of a battering?

Frequently, yes. Within about 3 miles of the sea, as Arpinge is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Arpinge?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

What a survey costs

We confirm the exact price before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Whether it is a home or a commercial building

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat

To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.

Local roofs in Arpinge

Arpinge lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Folkestone West station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like St Oswald's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Harcourt Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Landlords, agents and block managers in Arpinge

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most houses, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Older rural homes like those around Arpinge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent
  • Check pets are kept safely away
