About our roof survey in Hawkinge
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. Typical surveys look at gaps in the roof where coverings have gone and ridge tiles that have lifted or moved, across chimney stacks, ridges, hips and valleys and lead flashings.
In a smaller place like Hawkinge, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help
These tips come from what we see on roofs every week:
- Watch for slipped slates after bad weather
- Have details of recent roof work to hand
- Leave roof access to professionals
- File the report with your home documents
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Honest limits
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- Walls, floors and services below the roof
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and does not.
What we look at
- Clay and concrete tiles
- Flat roofs
- Lead flashings
- Chimney stacks
- Ridges, hips and valleys
- Natural slate
- The roof space
What a survey costs
Several things affect the price of a survey:
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can safely be seen
- House, block, shop or office
- The number of roofs, including extensions and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Here’s what helps us most when you contact us:
- The kind of building and roof involved
- What made you get in touch
- Any photos you have, taken from the ground or a window
- Dates you are working to, such as exchange
To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Different roofs, different checks
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Hawkinge questions
Is the coastal weather around Hawkinge hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Hawkinge is within about 3 miles of the coast.
How do I find out if my home in Hawkinge is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How do I book a survey in Hawkinge?
It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays and at weekends.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
What a roof survey looks like in Hawkinge
Hawkinge lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Acrise Place lies about 2 miles north-west, so building around Hawkinge goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Folkestone West station, the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near St Luke's, its chimney, valleys and lead work are likely to be the parts that need attention first.

How it works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Hawkinge is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a report with photographs and recommendations.
Preparing for the visit
- If you’re buying, check with the agent that we can get in
- Keep pets inside or away from the areas we are looking at
- Have any paperwork from past roof work to hand
How to book
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.
Advice
Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
