Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Roof survey in Tower Hamlets: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are leaning or weathered chimney stacks and blocked, sagging or leaking gutters, on the roof space, chimney stacks and clay and concrete tiles.

Trees around homes in smaller places like Tower Hamlets drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Find records of any re-roofing or repairs
  • Let us know about any leaks or stains you’ve seen
  • Leave roof access to professionals
  • Include dormers, porches and garages when you book

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What we are asked to look at in Tower Hamlets

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

People usually book a survey after spotting something like this:

  • Lifted, split or missing lead flashings
  • Slipped, cracked or missing slates and tiles
  • Loose ridge or hip tiles
  • Standing water on a flat roof

Living close to High Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

  • What the survey will not cover
  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely

What to expect from a roof survey

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for most homes, depending on how many separate roofs there are. In a smaller place like Tower Hamlets, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • A full building survey of the property
  • Structural calculations (that is a structural engineer’s job)
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What we look at

  • The roof space
  • Natural slate
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs

Tower Hamlets questions

I let a flat near Dover Priory station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.

Does a conservation area affect roof work in Tower Hamlets?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Is Tower Hamlets in your area?

Yes. We cover Tower Hamlets and the rest of Kent. For a price, ring 07833 053749 or email us.

Roofs, chimneys and gutters in Tower Hamlets

Tower Hamlets lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Priory Fields School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.
