How a roof survey works in East Langdon

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you’re worried about slipped, cracked or missing slates and tiles and lifted, split or missing lead flashings, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like East Langdon, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Leave it or get it looked at?

Before you put a home on the market, it’s useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up. Where a roof is exposed, as many are in small places like East Langdon, driving rain gets into any weakness, and damp in older walls is slow to dry out.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Why us?

  • Packages from £150, inc. VAT
  • Surveys seven days a week
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Thermal imaging and drones used where they help

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that is a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

What we check

  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings

Your questions about roof surveys in East Langdon

Do you survey roofs for landlords with property near Martin Mill station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.

Will you come out to East Langdon?

Yes, East Langdon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What if it rains on the day?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

How much is a survey?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a small place like East Langdon, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • For flats, check roof access has been agreed
  • Keep pets in another room

Common roof problems in East Langdon

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

Here are some of the things we see often:

  • Slipped, cracked or missing slates and tiles
  • Valley linings that have cracked or split
  • Blocked, sagging or leaking gutters
  • Loose chimney pots

If you let a flat or house near Martin Mill station, the gap between tenancies is a good time to have the roof looked at.

Before booking anyone

  • Whether you get a written report with photos
  • Whether they hold professional indemnity and public liability insurance
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

How we price roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • Roof area
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

What to let us know when you get in touch

There’s no need for technical words. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Dates you’re working to, like exchange

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Local roofs in East Langdon

East Langdon lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 3.7 miles north-east lies Walmer Castle, a reminder of how long the area around East Langdon has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Augustine are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Langdon Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
