How a chimney survey works in East Langdon

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about a stack that appears to lean and flashings pulling away from the stack, a survey will tell you what’s going on.

Somewhere as small as East Langdon, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What we look for on each type of roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a gas appliance or its flue is safe

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Common roof problems in East Langdon

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People usually call us when they notice damp or a problem with the stack, or before a purchase.

It is worth booking a survey if you’ve seen:

  • Frost-damaged brickwork on the stack
  • Signs that a stack is leaning
  • Damp on a chimney breast inside
  • Eroded joints in the brickwork

The streets around a church such as Church of St Augustine are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about chimney surveys in East Langdon

Is my home in East Langdon listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to East Langdon?

Yes, East Langdon is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

My chimney looks like it’s leaning. What should I do?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Local roofs in East Langdon

The coast is about 3 miles or less from East Langdon, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. The wider area around East Langdon has a long history of building, with Walmer Castle about 3.7 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Langdon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Martin Mill station, a dated record of the roof is useful when planning maintenance across a let.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like East Langdon, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.
