About roof surveys in CT17
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey natural slate, ridges, hips and valleys and the roof space, and people most often book us about gutters that overflow in heavy rain and debris building up in roof valleys.
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you’ll pay
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking a survey
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
Local landmarks in Dover
We work in homes and buildings around Parish Church of St Andrew Buckland, Connaught Park and St Edmund's Catholic School. Also close by are Shatterlocks Infant School (under half a mile north-west), The Bull pub (less than half a mile south-west) and St Edmund's Catholic School (under half a mile south-east). The closest station to Dover is Dover Priory station, roughly 0.9 miles south of the centre. Well-known places in the area include Dover Castle (1.3 miles south-east) and Crabble Corn Mill (0.7 miles west). The countryside around Dover includes Dover Western Heights.
Homes and roofs across CT17
From Dover, Tower Hamlets and Charlton-in-Dover to smaller places, people across CT17 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In CT17, as elsewhere, exposed details are where damage shows first. CT17 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Dover: For an older house near a landmark such as Parish Church of St Andrew Buckland, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Connaught Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Why roofs fail
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
Look out for signs like these:
- Flashings that have come away from the wall
- Gutters that overflow in heavy rain
- Cracked mortar along the ridge
- Condensation or damp timbers in the loft
Different roofs, different checks
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.
Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Look for debris in the garden after high winds
- Leave roof access to professionals
- Take photos of any leaks as they happen
- File the report with your home documents
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
When you need someone else
It is useful to know what a survey will not do before booking:
- Asbestos testing of any kind
- An exact number of years the roof has left
- The condition of the rest of the building (that is a RICS home survey)
Common questions in CT17
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do you go up on the roof?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
