Need a roof survey in CT14?

How a roof survey works in CT14

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey the roof space, chimney stacks and flat roofs, and the problems we’re asked to look at most are condensation or damp timbers in the loft and gaps in the roof where coverings have gone.

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across CT14

Across CT14, from Dover, Deal and Walmer outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

We work right across London and the South East, from the Isle of Wight to Hertfordshire, CT14 included. Visits run on weekdays and at weekends. Along the coast in CT14, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings typically show it first.

Deal: Take a building like Castle Community College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St Saviour's: old fixings, lead flashings and tall chimneys are typical of older roofs.

How we price roof surveys

Prices always include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Building height and the viewpoints available

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to let us know when you get in touch

These details help when you get in touch:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window

When you’re ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

How the survey changes by roof type

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Why act early?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

Before you book any surveyor

  • When you will get the report
  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Honest limits

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

CT14 questions

How long does the visit take?

The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

How do I book a survey in CT14?

Simply call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a written report with photographs and recommendations.
