Roof surveys in Tilmanstone

How a roof survey works in Tilmanstone

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Common reasons to book are standing water on a flat roof and worn lead at chimneys and abutments, across lead flashings, clay and concrete tiles and the roof space.

Somewhere as small as Tilmanstone, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Tilmanstone can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Questions from Tilmanstone

Will you come out to Tilmanstone?

Yes. Tilmanstone is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is my home in Tilmanstone listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How do I book a survey in Tilmanstone?

The quickest way is to call 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. We survey on any day of the week.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

Practical tips

From years of surveys, a few habits stand out:

  • Check the roof from the ground after storms
  • Keep the report with your property records
  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Different roofs, different checks

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Roof surveys in Tilmanstone: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With Goodnestone Park about 3.5 miles north-west, the area around Tilmanstone has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near Shepherds Well station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why get it checked now?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time. For an older or listed building in a place like Tilmanstone, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
