What a roof survey looks like in Elvington
Historic houses such as Goodnestone Park, about 2.8 miles north-west, show how far back building in the area around Elvington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Eythorne Elvington Community Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Shepherds Well station, a roof report helps you deal with small faults before they turn into a call from a tenant.

About our roof survey in Elvington
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We are often asked to look into cracked or blistered flat roof coverings and gaps in the roof where coverings have gone, on flat roofs, ridges, hips and valleys and the roof space.
Older buildings in small places like Elvington may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

When to book a survey in Elvington
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
We are often asked to look at:
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
- Debris building up in roof valleys
- Flashings that have come away from the wall
If you live in an older home near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Elvington. For a price for a let property or a block, ring 07833 053749 or email us.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Roof by roof
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks frequently start there.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Why get it checked now?
A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Elvington, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we’re looking at

Advice
FAQs for Elvington
Is my home in Elvington listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Elvington?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it as you book and we will plan the survey around it.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
