Tilmanstone: your questions answered

How do I find out if my home in Tilmanstone is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

I let a flat near Shepherds Well station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What does a gutter survey cost?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or drop us an email.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or drop us an email to arrange a day.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Gutter survey in Tilmanstone

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Common reasons to book are choked outlets or hopper heads and dripping or leaking gutter joints, across eaves gutters, parapet and box gutters and downpipes.

Some older homes in villages like Tilmanstone are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about one to two hours at a typical home, and more on a big or complicated roof. Cottages and farmhouses around Tilmanstone often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

Advice

What a survey costs

Several things affect the price of a survey:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • Height and safe access
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What we need to know

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Anything about access we should know

Every survey is priced before it’s booked, so you know the cost up front. Gutter survey starts from £150, including VAT. To book, call 07833 053749 or email us.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Don’t leave hidden gutters out of a clear-out
  • Book gutter clearing once a year, more often near trees
  • Check from ground level or a window, not a ladder
  • Keep climbers away from the eaves

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like Tilmanstone, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Gutter surveys in Tilmanstone: local notes

About 3.5 miles north-west lies Goodnestone Park, a reminder of how long the area around Tilmanstone has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When to book a survey in Tilmanstone

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

People usually book a survey after spotting something like this:

  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Soffits marked by water
  • Brackets that have dropped or snapped

Landlords with a home close to Shepherds Well station may find that a dated record of the roof is useful when planning maintenance across a let.
