Hammill Park questions

Will you come out to Hammill Park?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Hammill Park listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How a gutter survey works in Hammill Park

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey eaves gutters, fascias and soffits and parapet and box gutters, and people most often book us about soffits marked by water and valley or box gutters that overflow inside.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Hammill Park often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Check the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it is shared

Do you need a gutter survey in Hammill Park?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

It’s worth booking a survey if you’ve seen:

  • Rotten fascias or stained soffits
  • Gutters full of debris and silt
  • Water backing up from a hidden gutter
  • Gutters overflowing in heavy rain

The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

  • Which viewpoints they use to see the roof

What a roof survey includes

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and does not.

Landlord and commercial surveys in Hammill Park

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Goodnestone Park, about 2.6 miles west, is one of the historic houses in the wider area around Hammill Park. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Sandwich station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
