Roof leak investigation in Hammill Park

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it is safe to see it. Common reasons to book are water marks that spread in wet weather and damp patches next to the stack, on flat roof details, valleys and parapet gutters and chimney stacks.

For a small place like Hammill Park, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Hammill Park, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Advice

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Water from pipes, tanks or heating systems
  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the covering or behind the plaster

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space

What we look for on each type of roof

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Chimney stacks

A stack has several possible ways in for rain. Each is checked from each safe vantage point.

Common roof problems in Hammill Park

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Common reasons to book include:

  • Staining around the chimney inside
  • Staining where a gutter or parapet meets the wall
  • Water marks that spread in wet weather
  • Wet patches on loft insulation

If you own a rental within reach of Sandwich station, a clear finding on where water gets in helps you brief a roofer straight away.

Questions to ask before booking

  • What they will not be able to tell you
  • Will the report include photos?
  • Whether the roof space is looked at, where there is one
  • How long they’ve been surveying roofs

What to expect from a roof survey

Wind, rain and roofs in Hammill Park

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these roof types has its own typical places for water to get in. Goodnestone Park, about 2.6 miles west, is one of the historic houses in the wider area around Hammill Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own one of the older houses in the streets near Church of St Mary the Virgin, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings such as Eastry Church of England Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

Useful tips for Hammill Park property owners

Over many surveys, some simple habits stand out:

  • Leave roof access to professionals
  • Mention any plumbing above the damp area
  • Keep water away from lights and sockets
  • Check the loft is accessible

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Common questions in Hammill Park

Does a conservation area affect roof work in Hammill Park?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Hammill Park?

Yes. Hammill Park is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Why does not the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How do you tell a leak from condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Why it’s worth a survey now in Hammill Park

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Outbuildings and barns around Hammill Park are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.
