Landlord and commercial surveys in Hammill Park

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How a flat roof survey works in Hammill Park

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Typical surveys look at splits and cracks in the covering and damaged trims at the roof edge, on single-ply membranes, EPDM rubber and upstands and outlets.

Older buildings in small places like Hammill Park may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Hammill Park questions

Do you cover smaller places like Hammill Park?

Yes, Hammill Park is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Hammill Park is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we’ll identify it on the day.

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Around Hammill Park, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A fixed date for when the roof will need replacing
  • Parts of the roof that are not safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. If you have questions on the day, just ask. In a hamlet or village like Hammill Park, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Historic houses such as Goodnestone Park, about 2.6 miles west, show how far back building in the area around Hammill Park goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Book a survey every few years
  • Ask whoever fits equipment on the roof to make good the covering
  • Clear roof outlets and gutters each autumn
  • Check ceilings under the roof for damp patches

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
