How a thermal roof survey works in Hammill Park
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. Typical surveys look at leaks far from where the stain appears and damp where roofs meet walls and chimneys, across insulated roof spaces, flat roofs and pitched roof slopes.
Villages like Hammill Park often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Different roofs, different checks
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes, and longer for a large or complex roof. Older rural homes like those around Hammill Park can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Leave side gates unlocked
- For a flat or shared roof, check access with the building owner or managing agent
- Keep pets out of the way during the survey

Advice
Questions from Hammill Park
How do I find out if my home in Hammill Park is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Hammill Park?
Yes, Hammill Park is on our map. Villages and rural addresses get the same survey as a town house.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does the report include photographs?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Can a thermal survey trace a roof leak?
It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Landlords, agents and block managers in Hammill Park
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Talk to us about the weather when booking
- Keep the report to compare against after any repair
- Photograph damp patches with the date
- Keep outlets and gutters clear to stop water sitting
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.
What a survey costs
All our prices include VAT. What changes the price is:
- Roof area
- How tall the building is and how easy the roof is to see
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
All our prices include VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Thermal roof surveys in Hammill Park: local notes
The wider area around Hammill Park has a long history of building, with Goodnestone Park about 2.6 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Take an older house close to Church of St Mary the Virgin: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Eastry Church of England Primary School, a view from above covers a wide roof far faster than walking it.
