Thermal roof surveys near Staple

How a thermal roof survey works in Staple

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed moisture around outlets and upstands and missing or slipped insulation, we can find out what’s behind it.

Older buildings in small places like Staple may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at most homes, and longer for a large or complex roof. Somewhere as small as Staple, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Questions from Staple

Do you carry out roof surveys in Staple?

We do. The survey and report are the same in Staple as anywhere else.

Do you cover smaller places like Staple?

Yes, Staple is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

What we look for on each type of roof

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Surveys for landlords and agents in Staple

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £400, including VAT. You will know the price for your roof before you book.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date

Unsure which package suits your roof? It is easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

When to book a survey in Staple

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

A survey can pick up problems such as:

  • Water that travels before it shows
  • Areas of a flat roof that may hold water
  • Patches of heat loss across the roof
  • Damp where roofs meet walls and chimneys

For an older house near a landmark like Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • What the survey will not cover
  • What exactly goes into their report
  • Whether the price includes VAT
  • Do they have a CAA Flyer ID and Operator ID for drone work?
