Thermal roof survey in Durlock

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. Typical surveys look at stains that keep coming back and leaks that are hard to trace, across pitched roof slopes, flat roofs and insulated roof spaces.

Some older homes in villages like Durlock are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it typically takes between one and two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Durlock often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Advice

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What we need to know

When you call or email, these details help:

  • Photos of the roof, taken safely from the ground or a window
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

FAQs for Durlock

Is Durlock in the area you cover?

Yes, Durlock is one of the places we work. The survey and report are the same in Durlock as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Durlock?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long will you be at the property?

It usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. The report follows by email.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible.

What a thermal roof survey looks like in Durlock

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

With Goodnestone Park about 2.7 miles south-west, the area around Durlock has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If your house is among the older ones in the streets near Church of St Nicholas, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Take a building like Ash Cartwright and Kelsey Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Useful tips for Durlock property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Use the report as a baseline for later checks
  • Make sure the loft can be reached safely
  • Keep dated photos of any marks on ceilings
  • Ask us about the forecast if rain is expected

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There’s a 12-month follow-up too.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Reliable images in rain, strong wind or on a wet roof surface
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.
