What affects the price in Durlock

All our prices include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • The type of building and roof, like pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Landlord roof survey in Durlock: what you get

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. If you’ve noticed gutters overflowing onto walls and mortar falling from ridges and verges, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a landlord roof survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Structural calculations or an engineer’s report
  • Who pays under the lease (that is a legal question)

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

Durlock questions

Can a landlord with a rental near Sandwich station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details.

Is my home in Durlock listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How long will you be at the property?

Most surveys take an hour or two for a house, and longer for a block or a building with several roofs. The report follows by email.

Do you survey roofs shared between flats?

Yes. We inspect the parts we are given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Durlock homes and their roofs

Historic houses like Goodnestone Park, about 2.7 miles south-west, show how far back building in the area around Durlock goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Ash Cartwright and Kelsey Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Sandwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Do not wait for a leak to survey the roof
  • Get legal advice on lease responsibilities
  • Give tenants a simple way to report leaks
  • Keep the loft hatch clear and reachable

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Around Durlock, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit
