Landlord roof survey in Staple: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. Common reasons to book are damp or stains in top-floor flats and leaking joints at party walls, on blocks of flats, flat roofs on blocks and gutters and downpipes.

Some older homes in villages like Staple are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Roofs, chimneys and gutters in Staple

Goodnestone Park, about 1.9 miles south-west, is one of the historic houses in the wider area around Staple. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Your questions about landlord roof surveys in Staple

Is my home in Staple listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Adisham station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about one to two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Staple often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Check pets are kept safely away
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it’s shared

Advice

Do you need a landlord roof survey in Staple?

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.

A survey makes sense if you’ve noticed:

  • Damp or stains in top-floor flats
  • Ponding or splits on flat roofs
  • Flashings that have come away
  • Mortar falling from ridges and verges

For landlords with property near Adisham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

How the survey changes by roof type

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.
