Independent landlord roof surveys in Twitham

Landlord roof surveys for homes and businesses in Twitham

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. We survey gutters and downpipes, blocks of flats and converted houses, and common reasons people get in touch are ponding or splits on flat roofs and parapets and upstands in poor repair.

In a village or hamlet like Twitham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What a landlord roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Who pays under the lease (that is a legal question)
  • A full building survey of every part of the property
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

Roofs we survey in Twitham

  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Rented houses

The survey, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Around Twitham, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Jot down any questions you want answered
  • Clear the way to the loft hatch
  • Find any records of previous roof work

Advice

How the survey changes by roof type

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

Twitham questions

Do you cover smaller places like Twitham?

Yes, Twitham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Adisham station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What’s the best way to book?

It is easiest to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey on any day of the week.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Local roofs in Twitham

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Goodnestone Park, about 1.6 miles south, is one of the historic houses in the wider area around Twitham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Adisham station may find that a dated record of the roof is useful when planning maintenance across a let.
