Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

About our landlord roof survey in Wingham

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about splits and blisters in flat roof coverings and damaged pots and flaunching, we can find out what’s behind it, whatever the roof.

In a small place like Wingham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Questions from Wingham

How do I find out if my home in Wingham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Wingham?

Yes. Wingham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

How long does a landlord roof survey take?

A visit usually takes between one and two hours for a house, and longer for a block or a building with several roofs. We’ll give you an idea when booking.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.

When to book a survey in Wingham

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

Common reasons to book include:

  • Parapets and upstands in poor repair
  • Splits and blisters in flat roof coverings
  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped

The streets around a church such as St Mary's Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book any roof surveyor

  • How soon the report will arrive
  • Whether they hold professional indemnity and public liability insurance
  • What experience they bring
  • Whether VAT is in the quoted price

What a roof survey includes

Wingham homes and their roofs

The wider area around Wingham has a long history of building, with Goodnestone Park about 2 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Wingham Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Adisham station, a dated record of the roof is useful when planning maintenance across a let.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours at a typical home, and longer for a large or complex roof. If you have questions on the day, just ask. In a small place like Wingham, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Advice

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Do not store items over the loft hatch
  • Act on high-priority defects quickly
  • Ask your managing agent about lease terms
  • Give residents notice before a survey

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
