Landlord roof surveys in Ash

Landlord roof survey in Ash

The lease usually decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey flat roofs on blocks, gutters and downpipes and converted houses, and common reasons people get in touch are gaps where tiles or slates have slipped and parapets and upstands in poor repair.

In a smaller place like Ash, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Different roofs, different checks

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. A visit to a smaller place like Ash is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

FAQs for Ash

Do you cover smaller places like Ash?

We do. A small place gets exactly the same survey as a big one.

Is my home in Ash listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Are you insured?

We hold professional indemnity and public liability insurance.

Can your report tell us who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

What access do you need for a block roof survey?

Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What affects the cost of landlord roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

What we need to know

What helps most when you contact us:

  • Anything about access we should know
  • The kind of building and roof involved
  • The property’s address and postcode
  • Any deadline, like an exchange date

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or send us an email.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property
  • Structural calculations or an engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

Roofs, chimneys and gutters in Ash

Ash lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Church of St Nicholas: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Ash Cartwright and Kelsey Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Sandwich station, a dated record of the roof is useful when planning maintenance across a let.

Ash is about 7 miles north-west of Deal, in Kent. We cover Ash and the rest of Kent. Our area takes in places right across Kent, large and small. We also survey roofs in Canterbury.

Landlord roof surveys in CT3 work the same way as everywhere else we cover. If you need a landlord roof survey at a property on The Street, Goodban Square and Chilton Place or anywhere close by, we can help. Other places close to Ash include Guilton (1 mile west), Weddington (1 mile north-east), Durlock (1 mile west), Cop Street (1 mile north) and Coombe (1 mile south-east). Further out, we also cover Canterbury (9 miles west), Margate (8 miles north-east), Dover (10 miles south), Folkestone (14 miles south), Ramsgate (7 miles north-east) and Broadstairs (9 miles north-east).

Around Ash

We work in homes and buildings around The Chequer Inn and the streets around them. For rail, the closest station is Sandwich station, about 2.8 miles east of the centre. Nearby you will also find White Mill (2.1 miles east). The countryside around Ash includes Monk's Wall nature reserve.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
