How a gutter survey works in Durlock
Gutters are typically fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about soffits marked by water and sagging gutters and loose brackets, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Durlock may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Durlock, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
Before we arrive
- Clear the way to the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building
- If you are buying, let the agent know when we’re coming

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:
- Confirming asbestos in older rainwater goods
- Hidden sections we can’t view safely
- What’s hidden inside a downpipe

FAQs for Durlock
How do I find out if my home in Durlock is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Sandwich station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or use the contact form.

- Anything about access we should know

Why act early in Durlock
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. Around Durlock, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

Roofs, chimneys and gutters in Durlock
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Goodnestone Park, about 2.7 miles south-west, is one of the historic houses in the wider area around Durlock. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Nicholas: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Sandwich station, a dated record of the roof is useful when planning maintenance across a let.

Different roofs, different checks
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
