Gutter surveys near Flemings

Why act early in Flemings

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. Around Flemings, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How a gutter survey works in Flemings

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, downpipes and valley gutters, and the problems we’re asked to look at most are brackets that have dropped or snapped and water spilling over the gutter edge.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later.

Flemings: your questions answered

Can a landlord with a rental near Sandwich station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

How do I find out if my home in Flemings is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can the survey be at a weekend?

Yes. Surveys are carried out seven days a week. To find a day that suits, call 07833 053749 or use the contact form.

Will you check the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. Around Flemings, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

Gutter surveys in Flemings: local notes

Flemings is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. With Goodnestone Park about 2.7 miles south-west, Flemings sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Sandwich station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Ash Cartwright and Kelsey Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of St Nicholas, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Watch the gutters during heavy rain
  • Look for downpipes coming loose
  • Have overhanging branches cut back
  • Book gutter clearing once a year, more frequently near trees

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Landlords, agents and block managers in Flemings

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
