What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. In a smaller place like Ash, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

Gutter survey in Ash

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are gutters full of debris and silt and leaks at the gutter joints, on valley gutters, eaves gutters and fascias and soffits.

In a smaller place like Ash, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about gutter surveys in Ash

Does being near the coast affect roofs in Ash?

Often, yes. Within about 5 miles of the sea, as Ash is, metal fixings wear faster and gales find any loose ridge or slate.

I let a flat near Sandwich station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details.

How do I book a survey in Ash?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will point you to the right survey. Surveys run on weekdays and at weekends.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Gutter surveys in Ash: local notes

Ash is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Goodnestone Park about 3.3 miles south-west, Ash sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Sandwich station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Honest limits

To be straight with you, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • Hidden sections we cannot view safely
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.

What we check

  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes

Landlords, agents and block managers in Ash

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

What we’re asked to look at in Ash

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Things that often lead to a survey include:

  • Rotten fascias or stained soffits
  • Leaking or loose downpipes
  • Gutters that have fallen out of line
  • Dripping or leaking gutter joints

For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Whether the loft is part of the inspection
  • What the survey will not cover
  • Is there a chance to talk the report through?
  • When you’ll get the report

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Watch for green marks down the brickwork
  • Watch the gutters during heavy rain
  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
