New roof snagging near Ash

New roof snagging in Ash: what you get

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos to share with your roofer. We’re independent of the roofer who did the job. We are often asked to look into untidy or loose verge details and cracked or slipped new tiles or slates, on new flat roofs, replacement roofs and flashings and valleys.

Houses in smaller places like Ash can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Leave it or get it looked at?

It is easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. Our report lists what to raise. In a smaller place like Ash, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

Ash questions

How do I find out if my home in Ash is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Ash?

Often, yes. Ash is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How much time does a snagging visit need?

A visit normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We will give you an idea when booking.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will plan the survey around it.

Common roof problems in Ash

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.

People usually book a survey after spotting one of these:

  • Debris left in gutters or valleys
  • Missing or blocked roof ventilation
  • Loose flashings at walls or chimneys
  • Cracked mortar at the ridge or hips

Landlords with a home close to Sandwich station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely
  • Their report turnaround times

What a roof survey includes

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a smaller place like Ash, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear

Different roofs, different checks

Clay and concrete tiles

Tiled roofs often have snags at the verges and eaves. We look at them closely.

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it’s visible.

New roof snagging around Ash

The coast is about 5 miles or less from Ash, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you are buying or signing off new work. Historic houses such as Goodnestone Park, about 3.3 miles south-west, show how far back building in the area around Ash goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Nicholas: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
