New roof snagging near Deal

How new roof snagging works in Deal

We carry out new roof snagging in Deal and across London and the South East. Time on site usually takes an hour or two for a house, and more on a big or complicated roof. We inspect as far as it’s safe to see including by drone where it applies. You then get a written report with photos. We inspect on weekdays and at weekends. If you’re worried about offcuts and broken tiles left behind and cracked or slipped new tiles or slates, we can find out what’s behind it, whatever the roof.

Around towns like Deal, many houses have gained extensions, dormers, porches or garages, and many of those additions have flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. For a home you are buying in Deal, or a roof just finished there, those joints get a careful look.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours for a house, or half a day or so for a commercial building. If you have questions on the day, just ask. Most visits in a town like Deal start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there is safe access.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Keep pets in another room
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work

When you need someone else

It’s a careful look at the new roof, not the whole story. Its limits include:

  • Parts of the roof we cannot see safely
  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

Landlords, agents and block managers in Deal

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Why it’s worth a survey now in Deal

Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. Extensions and dormers on homes around Deal often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

What new roof snagging looks like in Deal

Deal lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your house is among the older ones in the streets near St Saviour's, older patch repairs can hide behind a tidy front slope, and the survey looks past them. With Walmer Castle about 1.2 miles south, the area around Deal has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Common questions in Deal

Is Deal in the area you cover?

Yes. We cover the whole of London and South East England, and Deal is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

How do I find out if my home in Deal is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do you check on a new roof?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is checked where there is safe access, and we note any mess or damage left after the work.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the roof space and photograph what we find. It’s worth booking before your builder’s defects period ends.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How long does new roof snagging take?

It usually takes about one to two hours for most homes, depending on how much new work there is to check. You’ll know roughly how long when we arrange it.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

What we’re asked to look at in Deal

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

Here are some of the things we see frequently:

  • Untidy or loose verge details
  • Underlay not dressed into the gutter
  • Tiles or slates sitting out of line
  • Loose flashings at walls or chimneys

If you own a rental within reach of Deal station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report
  • Whether the loft is part of the inspection
