Your questions about roof surveys in Ash

Is Ash within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near Sandwich station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.

How long does a roof survey take?

It typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

About our roof survey in Ash

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Typical surveys look at slates or tiles that have slipped or broken and valley linings that have cracked or split, on the roof space, clay and concrete tiles and chimney stacks.

Trees around homes in smaller places like Ash drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys

Do you need a roof survey in Ash?

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Typical things we are asked to look at include:

  • Leaking gutter joints and downpipes
  • Valley linings that have cracked or split
  • Slates or tiles that have slipped or broken
  • Flashings that have come away from the wall

Historic houses such as Goodnestone Park, about 3.3 miles south-west, show how far back building around Ash goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

What a roof survey includes

What a roof survey looks like in Ash

Ash is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Ash is about 7 miles north-west of Deal, in Kent. Surveys in Ash work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Kent. There is also a page for Canterbury.

Why it’s worth a survey now in Ash

By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can frequently spot it sooner. In a smaller place like Ash, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

Landlord and commercial surveys in Ash

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. In a smaller place like Ash, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

Roof by roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.
